With a robust pipeline of new development acquisitions and a team of experienced professionals, we're seeking a highly skilled and dedicated Development Director to join our Multifamily Residential Development team. About the Role As the Director of Affordable Housing Development, you will play a pivotal role in driving the success of our multifamily residential development projects. You'll oversee junior staff and assume full responsibility for the successful completion of multiple new construction and rehab affordable real estate development projects in various phases of development. Key Responsibilities Supervise and develop junior staff, providing day-to-day guidance and oversight, and ensuring conformance to organizational policies and procedures and government regulations. Create and maintain project proformas, cash flow projections, and project schedules, ensuring accurate financial planning and project timelines. Prepare applications and secure acquisition, predevelopment, construction, and permanent financing from public and private lenders, including local city, county, state, and Federal financing programs. Manage and oversee the entitlement process, including submitting land use applications, attending hearings and neighborhood meetings, and working with land use attorneys, planners, architects, engineers, and local officials. Secure and maintain political and community support by developing and implementing community acceptance strategies, giving public presentations, and fostering individual relationships with key stakeholders. Select and manage design teams, general contractors, and other consultants, negotiating contracts and directing the team throughout the construction and development process. Oversee project costs, preparing and maintaining ongoing project budgets and managing the draw process. Coordinate real estate closings for acquisition, construction, and permanent financing, working with lenders, investors, attorneys, and other stakeholders. Identify and acquire new development opportunities, including listed sites, off-market opportunities, and preparing and submitting detailed responses to Requests for Proposals (RFPs). Perform due diligence, physical and financial feasibility, entitlements, community support, and market values for potential projects. Negotiate terms and specific language for purchase and sale agreements, assisting in negotiations for acquisition of property and drafting letters of intent, purchase and sale agreements, and other agreements. Prepare internal reports and presentations, working with other divisions within the company to gain approval for proceeding with acquisitions, funding, and other project milestones. Stay up-to-date with public and private financing programs, economic or legal issues involved in zoning codes, building codes, and environmental regulations. Represent Alliant Communities at targeted industry conferences and seminars. Qualifications and Requirements To succeed in this role, you'll need: 5+ years of experience in LIHTC development, with a deep understanding of and experience applying for, securing, and leading closings with TCAC, CDLAC, HCD, and other local, state, and Federal financing programs. A Bachelor's degree in Real Estate, Urban Planning, Business, or a related field (Master's degree preferred). The ability to work independently with broad direction from your supervisor and a willingness to work overtime as needed. High proficiency in Microsoft Excel and MS Office, with the ability to create proformas, project timelines, and budgets from scratch and maintain them throughout the project lifecycle. Proven experience in all phases of both new construction and acquisition-rehab development, from site identification through entitlement, design, construction, lease-up, and stabilization. Superior writing, communication, and presentation skills, with the ability to work effectively with community groups and diverse stakeholders. A valid driver's license and availability of an insured vehicle to travel within California.
